The Cool Springs Life Sciences Center:
Tennessee’s Premier Bioscience Business Address
The Cool Springs Life Sciences Center (CSLSC) in Williamson County, Tenn., 15 minutes south of downtown Nashville, is now operational. This 10-acre, bio-sciences-focused research and development campus is specifically designed to accommodate the unique needs of life science and biotechnology firms, from conceptual research through clinical trials to manufacturing and product roll out. The CSLSC fosters a world-class environment for companies to incubate, grow and thrive. The campus will ultimately include three buildings, planned to encompass about 18,000 square feet.
Building One, about 32,000 square feet, is now operational and houses BioMimetic Therapeutics, Inc., Vanderbilt University, the Williamson County Office of Economic Development, Williamson Works, Inc. and its KnowledgeQuestTM Institute (KQI).
Building Two and Three are planned to accommodate a mixture of laboratory, pharmaceutical or medical device manufacturing, and administrative or headquarters space. Building Three could be configured for loading dock/shipping operations and can include a two-story “high-bay” manufacturing core, ideal for implementing Level II clean room and GLP/GMP lab and manufacturing requirements.
All basic infrastructure systems are designed to meet current FDA and European Union (EU) regulatory standards for drug, biologic, device manufacturing and laboratory facilities. Clean power is provided through a state-of-the-art UPS system and redundant grid connection points. Tier-one, fiber-based redundant IT infrastructure is securely partitioned to maintain full segregation of tenant voice and data communications. Building and site security includes advanced video monitoring, employee and visitor badging and card-based access control. With a full range of alarm and security notification options, the system can notify tenant management of alarm events for controlled environments, such as cold rooms, clean-room pressure differentials, freezers, incubators, etc.
HVAC systems are designed with sufficient capacity to meet FDA/EU air-quality standards for typical lab and clean manufacturing operations. Water and sewer infrastructure can accommodate most typical laboratory and life sciences manufacturing activities. Each building is planned with acid waste handling capabilities. Basic preventative maintenance and calibration service are also available for tenants at a set hourly rate.
Training and safety services are available through cooperative relationships with multiple colleges, universities and learning providers. The state-of-the-art, 2,500-square-foot KnowledgeQuestTM education and training facility is located on-site to support workforce development for existing and prospective tenants.
The CSLSC is centrally located in the Cool Springs area of Williamson County, just 13 miles south of downtown Nashville, 15 minutes from Vanderbilt University and 25 minutes from Nashville International Airport.
With an exceptionally high educational attainment rate and a thriving cultural community, Williamson County has earned a perfect five out of five stars from Expansion Management for quality of life characteristics. The CSLSC campus is just three miles off Interstate 65 and immediately adjacent to the growing office, retail and residential master-planned “edge-city” community of Franklin.
